Cyprus Capital Gains Tax Calculator

Important notes

  • The 2026 tax reform raised the lifetime exemptions: €150,000 own dwelling / €50,000 agricultural land by a farmer / €30,000 other disposals, with an overall €150,000 cap (disposals up to 31.12.2025: €85,430 / €25,629 / €17,086, cap €85,430).
  • The exemptions are lifetime amounts per person — not per property. If part was used on a previous disposal, reduce the "allowance remaining".
  • The dwelling exemption requires at least 5 years' use as the main residence and covers land up to 1,500 m².
  • Property acquired before 1.1.1980 uses its 1.1.1980 market value (the Land Registry general valuation) as the base cost.
  • Gifts between relatives up to the third degree and inheritances are not taxable disposals (the recipient inherits the cost base).
  • Indexation uses the Tax Department's official inflation table: the latest published month's value over the acquisition year's average. As the acquisition month is not asked, the exact statutory figure may differ slightly.
  • A separate 0.4% levy for the Central Agency for the Equal Distribution of Burdens applies on the sale price — it is not CGT and is not included here.
