RICS Cyprus Property Price Index
The RICS Cyprus Property Index is the longest-running independent index of the Cyprus property market. It has been compiled quarterly since 2016 from valuations by RICS-qualified surveyors across six areas — Nicosia, Limassol, Larnaca, Paphos, Famagusta-Paralimni and Cyprus as a whole — and seven property types, from apartments and houses to offices, retail and warehouses.

The index tracks the value of a "notional property" with fixed characteristics in each area — for example a two-bedroom, 85 sqm apartment of medium quality — so movements reflect genuine market change rather than shifts in the mix of properties sold. All series are rebased to 100 and show relative change, not absolute prices.
How to use the dashboard
Pick an area, property type and quarter. The tabs show the price and rental index, average price and rent, value and rent indices per square metre, gross yield and annual changes. The price-change calculator returns the cumulative and annualised change of the index between any two quarters — a practical tool for valuation reports, rent reviews and investment analysis.
